Renting out your Israeli apartment from abroad
You live in the United States, the UK or France. The property is in Israel. Here is how it gets let, run and protected without you getting on a plane.
The question is almost never « can I let it from here ». It is « who deals with it when I am not there ». Everything else follows from that.
The five things that actually block owners
Owners who call us are almost always stuck on the same points.
- Showing the property. An applicant wants to see the apartment this week, not next month. With nobody on the ground, the best applicants go elsewhere.
- Checking who signs. An application is judged on Israeli documents, payslips, a guarantor you can actually reach. From abroad, you end up accepting on a good impression.
- The lease. An Israeli lease is not a translated American or British one. The term, the indexation, the guarantees and the exit conditions follow a different logic.
- Incidents. A leak, a broken air conditioner, an unhappy neighbour. These need somebody who goes there, not somebody who calls.
- The end of the tenancy. The day the keys come back is when you find out what was done to the apartment, and when the entry condition report proves its worth.
All five come down to the same thing: a physical presence in Israel, able to decide quickly within the limits you set.
How a letting runs, seen from abroad
1. The opening conversation
You describe the property: city, neighbourhood, size, floor, condition, equipment. We give you a realistic rent range and the time it should take to let. By phone or WhatsApp, in English.
2. Getting it ready
If the property needs refreshing before it is shown, we send you quotes. Repainting and a clean kitchen change both the rent achieved and the quality of the applicants. You approve, we coordinate.
3. Finding the tenant
Photography, listing, viewings, shortlisting. We present the applicants we have retained with the substance of their file. The final decision is always yours.
4. Signing
The lease is drafted by the specialist law firm we work with, included in the management fee. The guarantees are collected before the keys change hands: deposit taken, guarantor, signed Shtar Chov, tenant liability insurance certificate.
5. Moving in
Detailed condition report with photographs and meter readings, keys handed over, utilities and the building committee updated. You receive the complete file.
6. Life of the lease
Rent collected and deposited to your account. Charges tracked, incidents handled, the property inspected twice a year. You are only asked about decisions that commit your money.

The management mandate sets that boundary precisely, including the amount above which a cost needs your written approval.
Time zones and language, in practice
Israel runs seven hours ahead of New York and two ahead of London, and the working week runs Sunday to Thursday. From Friday afternoon until Saturday night everything stops, tradespeople and authorities included. A request sent on Friday morning gets dealt with on Sunday.
You do not have to work around any of that. We take the calls, the messages and the appointments on Israeli hours, and come back to you on yours.
On language, everything involving the tenant, the building committee, tradespeople and the authorities is handled in Hebrew. You only ever read English.

Questions from owners abroad
I live abroad. How does this work in practice?
That is the situation of most owners we work with, whether they are in New York, London, Toronto or Paris. You do not need to fly in: we show the apartment, vet the applicants, sign the lease with the tenant and run the day-to-day on the ground.
You deal with us in English or French. Decisions that commit your money, a repair quote for instance, always come back to you first.
How and when do I receive the rent?
Rent is collected and then deposited to your bank account. We reconcile the charges that fall to the owner and send you the detail of what came in and what went out over the period.
Who decides on repairs, and who pays?
Small everyday repairs are dealt with straight away so that nothing is left to get worse. Beyond that, you receive a quote and we wait for your approval before committing your money.
The split follows the lease: routine upkeep falls to the tenant, structural repairs and worn-out equipment fall to the owner.
How is rental income taxed?
Rent from residential property in Israel falls under Israeli tax rules, with several possible regimes depending on the total collected and on your own situation. If you are a US citizen or green card holder, you also have reporting obligations at home, whatever you pay in Israel.
Thresholds and rates change, and your personal circumstances change the answer. We point you to an English-speaking accountant in Israel and supply the rent statements they need. Tax advice itself is not something we provide.
