About
GII is a property management company based in Netanya since 2012, run by Eric Chouraki and Franck Zeitoun. We look after properties owned by people living abroad, in Israel, or somewhere in between.
A great many people buy an apartment in Israel from abroad. Some move in. Others hold it for later, for the children, or for an aliyah that has no date yet. In the meantime the apartment has to live: be let, be maintained, be defended.
That is where it gets complicated. The distance, the language, a different legal framework, and people who do not call back. Some owners end up leaving a property empty rather than face all of it, or hand it to a relative who has neither the time nor the standing to manage it.
GII was built in 2012 for exactly those owners: someone on the ground, who speaks your language and the tenant’s, and who answers for what happens inside your apartment. Since then the company has also worked with people buying or selling in Israel.

The contract. Every lease is drafted and reviewed by a specialist law firm, and that service is included in the management fee. Plenty of managers work from a template found online and patched over the years. It holds until there is a dispute. The day there is one, the document decides.
Guarantees before keys. Deposit collected, guarantor identified, Shtar Chov signed, insurance certificate produced. A tenant who promises to send a document next week never sends it.
The twice-yearly inspection. Twice a year somebody walks into the apartment. It is tedious, it takes time, and it is what stops you discovering the real state of the property on the day the tenant hands back the keys.
Saying what we cannot do. We do not give tax advice, we do not handle short-term holiday lets, and we turn down a property outside the area we can genuinely serve rather than manage it badly.

We deal with you in English or French, and with tenants, tradespeople, building committees and authorities in Hebrew. You never have to translate anything.
Leases and guarantees are prepared by a law firm specialising in Israeli property law, and their work is included in our management fee.
