An apartment six thousand miles away cannot be run by phone


A tenant who stops answering. A boiler that fails on a Friday afternoon, hours before everything shuts for Shabbat. A vaad bayit demanding charges you cannot verify. A receipt your accountant needs by Tuesday. From New York, London or Paris, ordinary events turn into problems that drag on for weeks.

Then there is what you cannot see. A lease that would not survive a court in Israel. A deposit that was never actually collected. A tenant with no insurance. While nothing goes wrong, none of it shows. The day you need to enforce a guarantee, it is too late.

That is where our work starts. Since 2012 we have been on the ground, speaking to tenants and tradespeople in their own language, and we do not let a file start without the protections that stand behind the owner.

What sets us apart

A legal contract, not an agency agreement


Most intermediaries have you sign an agency agreement: a commercial document that organises their commission and the introduction. Useful to them, worth nothing the day a tenant stops paying or hands back a damaged apartment.

At GII, everything runs on legal instruments. The lease, the deposit, the guarantor’s undertaking, the Shtar Chov, the insurance certificate: each document is drafted and reviewed by a specialist law firm, and each one is enforceable. That is the difference between a file that stands up in an Israeli court and a file that collapses.

This legal work is part of the management fee. It is not an option and not an extra.

The fee

One price, agreed before we start


No setup fee, no charge for drafting the lease, no billing per phone call or per visit. The work done by the specialist law firm is part of the management fee.

What you pay on top are your own costs as an owner: the works you approve, the levies and taxes that fall to you, and insurance of the structure.

What protects your property

The guarantees we put in place


An Israeli lease only protects you if the right guarantees sit behind it, signed at the right moment, which means before the keys change hands.

Deposit collected up front

The security deposit is collected before the keys are handed over, not promised for later. It covers arrears and any damage found when the tenant leaves.

Guarantor and Shtar Chov

The tenant provides a guarantor and signs a Shtar Chov (שטר חוב), a promissory note for an agreed amount that becomes enforceable if the property is damaged.

Tenant liability insurance

The lease requires the tenant to hold third-party liability cover (צד ג׳), which protects you against damage to the apartment, the common areas or the neighbours.

Common questions


What does management cost?

Our fee is the equivalent of one month’s rent per year. On twelve months of rent collected, one month pays for the complete management of the property.

From the third property onwards, the fee drops by 10 percent. Drafting of leases by the law firm is included, with no surcharge.

I live abroad. How does this work in practice?

That is the situation of most owners we work with, whether they are in New York, London, Toronto or Paris. You do not need to fly in: we show the apartment, vet the applicants, sign the lease with the tenant and run the day-to-day on the ground.

You deal with us in English or French. Decisions that commit your money, a repair quote for instance, always come back to you first.

What is a Shtar Chov, and why does it matter?

A Shtar Chov (שטר חוב) is a promissory note signed by the tenant and their guarantor for an amount fixed in advance in the lease. Nothing is paid when it is signed: it becomes enforceable if the tenant damages the property or fails to pay what they owe.

It is one of the strongest protections available to a landlord in Israel, provided it is drafted properly. At GII it is part of the file prepared by the law firm that writes your leases.

How and when do I receive the rent?

Rent is collected and then deposited to your bank account. We reconcile the charges that fall to the owner and send you the detail of what came in and what went out over the period.

Do you really inspect the apartment during the tenancy?

Twice a year. The inspection covers the condition of the property, how it is being looked after and whether the tenant is meeting their obligations. It is what catches a leak or neglected maintenance before it turns into a serious bill at the end of the tenancy.
