If you are buying

How a purchase works

  1. You call us and we confirm the property is still for sale.
  2. Viewing on site, at a time that suits you.
  3. What to watch on the building, the charges and the condition.
  4. If the property is meant to be let, the achievable rent assessed before you commit.
  5. Contract secured by our partner law firm.

Planning to let it? We can put it on the rental market straight away and manage it for you.

If you are selling

Yours could be listed here

We value your property on real transactions in the neighbourhood and tell you which works pay for themselves before the sale, and which do not.

Viewings are run from Netanya, without you flying in. If the property is let, we coordinate with the sitting tenant.

Before you sign

What we check on a property for sale

A purchase in Israel is decided before signature. There is no notary: lawyers carry out the deal, and the checks are asked for by the buyer rather than imposed by the procedure. Title at the tabu, gush and helka, mortgages, building permits, arnona and vaad bayit debts, the technical state of the building.

We replace neither the lawyer nor the surveyor. We go and look at the property, tell you what we know about the building, and tell you what to ask them.

Frequently asked questions about buying

Can you buy without coming to Israel?

Yes, with a power of attorney drawn up in the proper form and a lawyer to receive the funds. We view the property, film it, and tell you what we would notice if we were buying it ourselves.

What do you pay on top of the asking price?

Purchase tax (mas rechisha), the lawyer’s fee, the agency commission where there is one, and translation or legalisation costs. Your lawyer puts a figure on all of it before you commit.

Do you have to be a resident to buy?

No. Residence does change how purchase tax is calculated and how rental income is taxed, which is worth checking before signature.

Who checks that the property can actually be sold?

The lawyer checks title at the tabu, the gush and helka, mortgages and entries. We go and look at the building, the state of the common parts, and any arnona or vaad bayit debt attached to the property.

Can the property be let straight after the purchase?

Yes. That is our main business: letting, a lease drafted by the law firm, guarantees collected, then day-to-day management.

Interested in one of these?

Send us the reference and when you are free. We will arrange the viewing, in English or in Hebrew.
