Netanya center
The center of Netanya, around Kikar Atzmaout, is the neighborhood we know best: our office entrance faces the square. Old and new buildings coexist there, just steps from shops and the promenade.
Shops, cafes, services, and the sea within walking distance: this is the argument that makes the center rent well. Candidates there mostly want to avoid using a car daily. They accept older buildings or smaller apartments for this.
Demand comes from very different profiles: professionals working in the city, retirees who want everything within reach, and French-speaking families who settle in and prefer to start in the city center. This diversity protects a landlord: a well-located property always finds a tenant, even when one type of client becomes rarer.
Part of the buildings in the center are several decades old. Plumbing, electrical installation, terrace waterproofing, and elevator operation, when present, are the items that generate the most tenant calls.
Anticipating these issues costs less than dealing with them. When listing a property, we assess the condition of these systems and flag what might fail. This lets you decide on an intervention before the tenant moves in, rather than in an emergency during the lease.
For a property in the center, our offices are just a few streets away. A candidate visit scheduled at the end of the day, an inventory, or letting a tradesperson in: none of this requires crossing the city.
Owners living abroad often come to the office for a status update by appointment, then check their apartment right after.

Good to know
Yes, the location largely compensates for the building's age for most candidates. What slows down a rental is not the age itself, but poor condition or a poorly presented apartment.
Not necessarily. We distinguish what is essential, like faulty electrical or waterproofing, from what is comfort. A targeted restoration is often enough to rent at the right price.
Of course. Our offices face Kikar Atzmaout: book an appointment, we review the status together, and organize the visit with the tenant respecting the notice period in the lease.
The arnona, the municipal tax, is generally the occupant's responsibility. We transfer the account to the tenant's name upon move-in and switch it back to your name upon move-out.
Buying and selling
Managing properties all year teaches us what lets and what resells in Kikar Atzmaout. When you buy, we view the property and tell you the achievable rent before you commit. When you sell, we run the viewings from our Netanya offices.
Let us talk for a few minutes: we place your property in its neighborhood, estimate a realistic rent and explain what management covers.
